Are you seeking to escape the crowds on a parcel of land good for hunting, building your getaway cabin or setting up your off-grid homestead? Come take a look at this 34 +/- acres located just a 40-minute drive from the City of Bangor, Maine.

LOCATION This land is located 41 miles north of Bangor on North Howland Road in Maxfield. This is a small town in western Penobscot County with a population of less than 90. Nearby service towns are Howland 7 miles, Milo 14 miles, Lincoln 16 miles, and the City of Bangor 41 miles.

North Howland Road is a paved town-maintained road accessible year-round. There is no electric along the road at this location, off grid power will be necessary. There are no visible neighbors from the property. If you are searching for a private location with little traffic this is a good choice.

LAND DETAILS – The 34 +/- acres of land is a mixed wood timber site with a lot of eastern white pine. There are also yellow birch, maple, poplar, spruce, fir and cedar present.

Approximately 550 feet of frontage on North Howland Road and an interior access driveway nearly 600 feet into the interior of the lot allow for good access both to and onto the property. The recent timber harvest has opened the land up creating new trails for good for hunting and at the same time improving the remaining tree stocks growth and creating new timber regeneration for the future.

The topography of the parcel is gently rolling land with elevations varying from 240 to 280 FASL. NRCS soil mapping for the area indicates the soils present may be good for forestry, wildlife and limited farming applications.

RECREATION This parcel has a lot of game sign from whitetail deer to ruffed grouse. Much of the neighboring lands are owned by timber companies that allow public access for hunting, fishing and other outdoor recreation.

North Howland Road is an ATV access road. What that means is you can ride an ATV from the land along the town road to reach the off-road trail head, and access hundreds of miles of trails.

Nearby rivers include the Piscataquis and Penobscot with improved boat landings to both within 8 miles of the land. Several large lakes are within a half hour drive of the land. The close service towns have restaurants, community events, golf courses, small shops, larger box stores and other forms of entertainment.
