Lot 4 Dan Hubbard Road, Garland, Maine, 04939
Garland Heights Forest
The Garland Heights Forest is a tract of 150+- acres of recreational timberland. The parcel is accessed from a seasonal road that connects to a town-maintained road. The heavily wooded parcel had a selective harvest completed in 2018. The woods are well stocked with both hardwood and softwood. The softwood stands are located along the lower elevations of the property with the ridgetops covered in hardwood. The property has panoramic views from the height of the property which rises from approximately 460 feet above sea level to over 650 feet above sea level.
The property is located in the town of Garland. The population of the town is slightly over 1000 people according to the 2010 Census. The town has vast tracts of woodlands which surround agricultural land. Corn, hay and cattle are the primary crops grown in the area. Garland is situated right between the towns of Dover-Foxcroft and Dexter. Shopping, dining, healthcare and entertainment are available within 7-8 miles of the property.
Outdoor recreation is enjoyed by those that live in Garland. ATV trails traverse the woodlands in the Spring, Summer and Fall months and are replaced by snowmobile trails during the colder Winter months. The rivers and their tributaries are explored by anglers looking for smallmouth bass, brook trout and land locked salmon. Many of the tributaries in the area flow down and become part of the Sebasticook River or Kenduskeag Stream. The Kenduskeag is home to the Kenduskeag Stream Canoe race which draws whitewater enthusiasts from across the country each Spring.
The lot has some elevation change from 460 feet above sea level to over 650 feet above sea level. The forest floor is moss covered and easily walked through along the lower levels of the property. The hard wood ridges are traversed by logging trails from the recent harvest that make accessing the entire property very easy. There is a very fertile 6-acre field on the parcel as well as a smaller cleared area near the top of the property. Each of these locations would make very nice locations for a recreational cabin, or an off-grid home. The open areas could also be used as food plots as part of the overall timber management of the property. There is a very good population of white tail deer in the area with tracks and trails throughout the parcel.
